Divide by 144, not 12 — the area trap
A foot is 12 inches, so it is tempting to divide by 12. But you are converting area, not length, and area squares the factor: 12 × 12 = 144. A 12×12 inch tile is exactly one square foot. Divide by 12 by mistake and every answer comes out 12 times too large.

The same span of inches shrinks far more when it is area. Twelve inches is one foot; but 12 square inches is only a twelfth of a square foot, because the square-foot base (144) is twelve times the foot base.
