Cost per square foot puts differently sized places on one scale, so a big cheap listing and a small pricey one become directly comparable. A $420,000 house of 2,100 sq ft works out to $200 per square foot.

What the number hides
- Location swamps everything. A national average is useless on its own; the same house is 20 to 50 times more per square foot in Manhattan than in rural Mississippi.
- Different property types don't compare. A condo, townhouse and detached house have different price per square foot even on the same street.
- Gross vs usable area. Listings sometimes count walls and shared space, so real usable area can be 10 to 20% smaller than quoted.
- Watch feet vs meters. Multiply by 10.764 to go from per square foot to per square meter — getting this wrong throws the figure off by more than 10 times.
